The origination mandate
School and site origination requires more than identifying available land or buildings. The location must support the intended fee level, curriculum and enrolment profile. The property must provide a workable educational environment. The transaction must also offer sufficient control, tenure and development certainty to justify the investment.

The screening framework
K12 screens the educational, commercial and delivery fundamentals before an opportunity progresses. The criteria are adapted to the market, curriculum, investment model and intended scale of each mandate.
Initial screening identifies strategic fit and material constraints. It does not replace technical, financial, legal, regulatory, environmental or educational due diligence.
K12 Analysis
A smaller, efficient campus may outperform a larger but poorly configured property. Land and built-up area must be assessed separately.
The masterplan must support the target enrolment, required specialist spaces, safe circulation and sufficient headroom for growth.
A low entry price can lose its advantage once remediation, deferred maintenance, compliance and capital expenditure are fully costed.
